Holly Area Redevelopment Process

Overview of the Holly Area Redevelopment Planning Process: The Urban Land Conservancy (ULC) purchased the former Holly Shopping Center, a four acre site between Hudson and Holly and 33rd and 35th in Northeast Park Hill, in the spring of 2008. The ULC and Denver's Office of Economic Development have initiated a citizen-led planning process to discuss how the entire six-block area from Hudson to Ivy and 33rd to 35th might be redeveloped, with the ULC property serving as an anchor. The Denver Foundation's Strengthening Neighborhoods Program, which has partnered with resident-led groups on neighborhood strengthening projects for the past eleven years, is facilitating the planning process. A group of residents and community stakeholders met on June 1 to begin laying out a process for community involvement. This group determined that a town hall meeting to bring as many people as possible into the planning process should be the first step. The group met throughout the summer of 2009 to plan this meeting, which was held at the Hiawatha Davis Recreation Center on the evening of August 28th. Over one hundred people turned out, and the proceedings of this gathering are posted on this site. The planning group then met again on September 14th to de-brief the town hall meeting and to interview two candidates for community design partners. The ULC offered to hire a community design partner/architect to assist residents with research, drawings, site development ideas, etc. The resident planning group and the ULC agreed at the September 14th meeting to hire community by design (cbd) as their partner. Cbd will work with the community planning group through late spring 2010 to develop a master plan for the six-block area surrounding the former shopping center. The outcome of this process is expected to be akin to the "Green Book" that guided the Stapleton development to the east of this area when the airport was relocated.
